New Harborgate is a private lake front community on High Rock Lake in Davidson County, North Carolina. It is located off Highway # 8, 14.5 miles south of I-85 Exit # 91. |

DESCRIPTION: The New Harborgate Subdivision consists of 151 acres containing approximately 123 existing, and 64 proposed, building sites. The sub-division sits at the foot of High Rock Mountain and has 2 miles of shoreline.
RESTRICTIONS: Only single family residential homes with a minimum of 1600 sq. ft. and a two car attached garage are permitted. You may refer to the Declaration of Rights, Restrictions, and Conditions (Harborgate Restrictive Covenants) to see other restrictions that apply. HOMEOWNERS ASSOCIATION: The Harborgate Property Owners Association was formed to collect assessments for the maintenance of the community common areas and amenities. The annual dues for 2010 are $612.00. The Harborgate Articles of Incorporation and By-laws provide additional information regarding the role of the Association and the duties, rights, and responsibilities of its Members, Directors, and Officers. ARCHITECTURAL CONTROL: All homes to be built are subject to established Architectural Guidelines. Detailed house and building site plans must be submitted to the Architectural Control Committee for their review and approval before construction can begin. Strict adherence to guidelines is enforced in order to protect the attractiveness and value of the Community. COMMUNITY AMENITIES: Security Gate Club House Swimming Pool Tennis Courts Yacht Club, with Boat Launch Ramp and Boat Slips Boat Storage Area Beach Area and Playground SEMI-PRIVATE PIERS: Private Piers may be constructed on every 200' of shoreline at High Rock Lake where permitted by Alcoa. Most waterfront lots in New Harborgate have approximately 100' of water frontage. Therefore, most piers constructed on Harborgate lots are semi-private - they are shared by two adjoining property owners. UTILITIES: All utilities are underground. Electricity - Energy United Telephone - Windstream Cable Time Warner Water - Handy Water Sewer Private septic system. Lots must be approved and permitted for private septic systems by the Davidson County Health Department. PROPERTY TAXES: 2009 - .54 Cents per $100.00 assessed value county wide, plus .07 Cents Healing Springs Fire Protection. |
